68 Broome Street Renovation & Addition

This transformative renovation project reimagines a uniquely suited coastal residence originally designed for dual-family occupancy. Positioned on a challenging amalgamated lot, the existing home featured stacked living zones—each with its own Kitchen, Dining, and Lounge—strategically oriented to capture panoramic ocean views to Rottnest Island.

With new ownership came a new vision: a modern coastal retreat for a family of three, centred around lifestyle, flexibility, and entertaining. Embracing the home’s existing dual-zone configuration, the design retained the upper level as the family’s private sanctuary and repurposed the ground floor for social gatherings and guests.

The reimagined ground level opens directly onto a sheltered central courtyard, anchored by a louvred pergola and BBQ facilities—an all-weather entertaining space protected from prevailing coastal winds. A short stair descent leads to a formerly underutilised undercroft, now transformed into a dynamic outdoor zone featuring a landscaped garden, resort-style pool, and integrated Gym Room.

To resolve long-standing issues with parking and storage, a new detached structure was introduced at the rear of the property. Connected to the Gym via a covered walkway, this addition provides secure vehicle accommodation and generous storage without disrupting the architectural rhythm.

Internally, the ground floor integrates function with finesse. A concealed Study and Guest Suite—with a private Ensuite—are seamlessly hidden behind feature timber wall panelling, maintaining a clean, linear aesthetic.
The first-floor Living space boasts a private balcony, offering uninterrupted views reserved for the family. This level also includes a purpose-built sewing room and a serene Master Suite overlooking the pool and gardens—bringing a sense of retreat to everyday living.

At basement level, accommodation for the owners’ son and his guests includes two well-appointed Bedrooms with Ensuites, a Laundry, and a cozy Sitting Room opening to a private garden courtyard—creating a self-contained zone for privacy and independence.

Meticulous attention to detail is evident in every aspect, from intricately designed cabinetry and balustrading to the ceiling’s curved features. The finishes are carefully selected to complement each other, resulting in a practical and sophisticated space perfect for living and entertaining.

The redesign was not without its challenges. Integrating new wet areas within the constraints of the existing substructure required clever solutions, particularly with concealed plumbing. Unexpected limestone discovered during excavation and the presence of a Minister sewer bisecting the site added further complexity.

The result is a refined coastal home defined by organic form and contemporary detailing. A softly curved façade echoes the flowing interior layout, while a palette of light grey render, dark-framed windows with deep-set box hoods, and timber-look aluminium elements deliver both visual warmth and resilience to the marine environment.

This project exemplifies adaptive reuse, technical problem-solving, and coastal design sensitivity—culminating in a multi-generational residence that is both sophisticated and deeply liveable.
